Getting actual SelStart position from Rich Text

I have some html text in a textbox that is displayed as rich text in an Access form. I need to be able to take a user's selection within the text box and determine the text start location in the html source. Currently, when using SelStart, it reports the location of the selection based on the formatted on screen display, but it doesn't account for the HTML tags. Is there a way to get the correct SelStart? The same issue applies with SelLength as well.

Best if you posted what you tried as that would shed a bit more light on the subject. I would think that you could easily use InStr function but maybe you already tried that.
