Not selecting all cells with cntrl-A

Here is an easy one. In the Excel file attached there is a option to select all cells.

Now when i do that most cells are selected, but some are not.

The un selected cells are at the bottom of the spreadsheet, the attached snippet file shows it.

Why are they not selected? I pressed control a and got almost all cells selected, except these bottom ones that were not.

    This does not make sense.

Any help appreciated. Thanks in advance.

Haven't looked at the sample, but from MS:

If the worksheet contains data, CTRL+A selects the current region. Pressing CTRL+A a second time selects the current region and its summary rows. Pressing CTRL+A a third time selects the entire worksheet.
